You meet owners at the moment the decision gets made.

Often the residence has no plan, and the money gets spent anyway. IDist writes the interior design plan: the whole residence, up to eight rooms, room by room in the order the work should happen, with pieces named, the reason each one belongs, and a retail estimate. We write the plan. We do not sell the execution.

• Designers and architects: a client whose scope does not justify your engagement, or one who wants to move slowly across years rather than commit to a full project now.
• Contractors: you are asked what to do in a room nobody has planned, and once a wall is closed, changing the bathroom hardware means opening it again.
• Brokers: a seller about to spend on the wrong things before listing, or a buyer who has just closed and has no idea what the residence wants to become.
• Building managers: residents ask you for recommendations you cannot fully stand behind.
• CPAs, estate attorneys, and insurance brokers: you work with owners at filings, transfers, and schedule reviews, and a residence with a written plan is one someone has already thought about.

• The engagement is direct between the owner and IDist. Your relationship with your client stays yours, and your fees stay yours.
• The plan names you as the person to execute any part of it.
• We do not order and we do not manage the work, so nothing in the plan depends on what the owner buys or who they buy it from.
• The plan names retail estimates and never trade pricing.
• The Record is the owner's to keep, whether or not they renew.

• Take the plan to their own architect, designer, or contractor, which may well be you, and execute it themselves.
• Take it to us, and we run the project and the ordering under a separate engagement.
• Take one section of it and leave the rest.
