What is the Record?

A measured, verified record of your residence and a written plan for it, produced in person. Every room, its finishes and systems, what has been done and by whom, what the building allows, and what to do next, in what order. It is not an appraisal, a report, or a set of photographs.

Is this photography?

No. Photographs are a small part of one section. The Record is measured, scanned, sourced, and sequenced.

What does it cost, and why?

The Record is $7500 charged once, payable before the visit is scheduled. Fees are non-refundable. A full-scope design engagement on a three-bedroom residence typically runs $40,000 to $150,000 and up before anything is ordered. The Record is the plan that engagement would start from, written once, in one visit.

Does it matter where I am in the process?

No. The Record is useful at every point in the residential ownership cycle. Before a renovation, it gives you a complete plan before money moves. During a renovation, it identifies what is working and what needs correction. After a renovation, it documents what was done and what comes next. Before a purchase, it tells you exactly what you are getting. Before a sale, it documents improvements in a form buyers and attorneys can verify. The Record works wherever you are.

I am already working with a designer. Is this redundant?

No. The Record complements any engagement. We partner with designers, and owners frequently ask their designer to coordinate the purchase. The design recommendations in the Record are there for the owner and their designer to act on, at whatever pace and with whoever they choose. Many designers request the Record for their own clients before beginning a project.

What happens during the visit?

You pay, we schedule, and we come to the residence. We measure and scan every room and review your project with you on site for as long as it takes. The complete Record is delivered within 10 business days of the visit.

How long is the Record good for?

It is dated to the day of the visit. Active Membership keeps it current. The Record is yours to keep.

Can I purchase one for a property I am about to buy?

Yes. Before closing is one of the most common entry points. One visit tells you exactly what you are getting, what the building allows, and what it will cost to make it right. The most experienced buyers commission a Record before committing, not after.

Where do you work?

New York City and the surrounding counties of New York, New Jersey, and Connecticut. Each visit takes about half a day with travel, so farther residences are scheduled as a full day by separate arrangement. Elsewhere in the United States, contact us.

What about larger properties or developer packages?

The standard Record covers residences up to three bedrooms. Larger properties, penthouses, and multi-unit buildings are separate engagements. Developer packages for multiple units are available — contact us for scope and pricing. IDist takes a limited number of Records each quarter.
