What do I actually get
The whole residence planned, up to eight rooms, taken room by room in the order the work should happen. Every room measured to scale. Actual pieces named, with the reason each one belongs and a retail estimate. Budget allocated across furnishings, design, construction, and custom work. What stays, what moves, and what is worth letting go of.
What does up to eight rooms mean
We count the rooms that get designed: living, dining, kitchen, entry, each bedroom, and any office, den, or media room. Bathrooms are counted with their bedroom. It is a flat engagement fee rather than a rate per room, so a smaller residence pays the same, because the visit and the work are the same. Larger residences are quoted by appointment.
Where do you work
The Record is within 120 miles of our office at 57 W 57th Street, which covers the tri-state region. The Assessment is Manhattan only, in person. We have done this work in California, Florida, and Colorado, by appointment.
What does it cost and when do I pay
The Record is $7,500 and The Assessment is $2,500. Each is charged once and invoiced, payable in full before the visit is scheduled, by bank transfer or card. The full Assessment fee comes off The Record if you go on to it.
How long does it take
The Record is delivered one week from the completed site visit. We confirm a date within two business days of your request.
What is included in the first year
The plan is kept current. When something is bought, built, or changes, it goes in. The record itself is yours to keep permanently, whether or not you renew. New rooms and re-planning are a new engagement.
What does the renewal buy
The renewal keeps the plan live: the platform, and the plan reflecting what you have marked as done, still open, or decided against. It does not buy another visit. The renewal rate is on your invoice.
We already have a designer, an architect, or a contractor
Good. The plan is yours to hand to them, and it names the pieces and the sequence so they can price and build against it. Architects in particular have no time for interior specification, and it is the part that decides how the finished residence feels.
Do you order anything or manage the work
No. This is the plan. You execute it with whoever you like, at whatever pace suits you. We run a separate design and build practice, entered only if you ask for it, and nothing in the plan changes based on whether you do.
