Why IDist
Fifteen years of operator-led work inside private Manhattan residences. Active studio practice with direct relationships to the makers, artisans, and galleries that produce the work worth documenting — Lindsay Adelman, Poliform, Christopher Peacock, and others rarely listed in any public directory.
Workshops in North Brooklyn produce custom millwork, drapery, and furniture for serious residential work. That practice is separate from IDist — and it has to be. IDist exists to document, advise, and substantiate, not to sell vendor services. If a recommendation in your dossier leads you to upgrade work, you choose who does it.
This is documentation work that requires having seen what a properly-built signature residence actually looks like, from the inside, over years. The credentials matter because the product depends on them. The independence matters more.
The dossier is one product. Tiers added confusion without adding value. We charge $7,500 because that is what a properly verified, expert-judged, advocacy-grounded record costs to produce — and what it returns in the first year alone in tax substantiation typically exceeds the engagement.

Yes. The scan requires access to all rooms and storage areas.
Yes. We do not publish addresses, building names, or any identifying information about engagements.
Yes. The Activity panel lets you generate access keys with specific permissions for each recipient — and you see what they viewed, what they asked, and when. Revoke any key at any time.
Your dossier ages. New improvements, market valuations, and condition shifts need to be captured each year for your filings, your insurance position, and your eventual sale. Renewal keeps the record current and your Documentation Score maintained.
