Why does this exist?

Why do I need this if I already have receipts and photos?

Receipts prove purchase. A property dossier proves provenance, condition, installation, and current value — in a format your attorney, insurer, and the Department of Finance will actually accept. A folder of PDFs is not a defensible record.

What does this actually protect me from?

Three things primarily. First, unclaimed tax exemptions — NY State allows up to $200,000 in documented capital improvements to be exempted from property tax assessment, but only with verified documentation. Second, insurance disputes — undocumented contents claims are routinely reduced or denied. Third, estate complications — an undocumented property creates significant work and cost for your heirs and advisors.

I am not planning to sell. Do I still need this?

Most of our clients are not planning to sell. They are protecting what they have already built. The dossier is most valuable before you need it — during a tax dispute, an insurance claim, or an estate event. By the time those moments arrive, it is too late to document.

Can I get this done before I buy?

Yes. This is one of the most strategic uses of a property dossier. A buyer who enters with verified permit history, contractor provenance, and condition documentation has information the seller does not expect them to have. We work with buyer's brokers directly to make pre-purchase documentation part of the offer process.

How is this different from a home inspection?

A home inspection tells you what is broken. A property dossier tells you what exists — who made it, what it cost, what condition it is in, and what it is worth. They serve different purposes. Many of our clients have both.

Is my information kept private?

Everything. We do not publish addresses, building names, or any identifying information. Your dossier URL is not indexed and is shareable only with people you choose. We treat every engagement with the same discretion our clients expect.

Why is this only available by appointment?

Because the work is done by hand. Every dossier is personally documented, verified, and produced by our team. We take a limited number of engagements each month to maintain that standard. That is not a marketing constraint. It is the reason the record is defensible.
